The structure of transactions in the primary market. Data on new buildings

According to the results of the research of the Delight Realty analytics department of the premium residential real estate market for 2021, the total volume of the offer amounted to 867 thousand square meters of housing. The main share of the offer is represented by the premium class - 90%, 10% falls on the deluxe class. Most of the lots are represented by apartments - 84% of the total number of offers, and 16% are represented by apartments.

In the structure of the supply of apartments by districts, the largest volume, as in the last quarter, fell on the CAO - 49% of the total supply, and this share is mainly represented by the Sky View project. CAO is in second place with a share of 29%, which has not changed significantly during the quarter.

In the structure of the supply of premium and elite class apartments, the largest volume of supply falls on CJSC - 41%. This is followed by SVAO and CAO with a share of 23 and 14%, respectively.

Weighted average price apartments and apartments based on the results IV of the quarter of 2021 amounted to 918 thousand. rub/sq. m, which is 3% more than in the last quarter, and 23.7% more than in the same period last year.

Over the past few years, the difference in the price per square meter of apartments and apartments has significantly decreased. In addition, the average price for 1 sq. m. m is strongly influenced by the structure of the exposition (the number of lots on sale, their areas, locations, etc.).

The total number of transactions by the end of 2021 amounted to about 3,823 units, which is 6% higher than the result of 2020 and is comparable to the number of transactions in 2019 - 3,878 units. At the same time, the average value of the lot sold in December increased by 30% and 58% compared to December 2020 and 2019, respectively, and amounted to 82.4 million rubles.

The most expensive transactions in the primary luxury real estate market were recorded in the residential complexes Badaevsky and Abrikosov worth 895 million and 750 million rubles, respectively.

The total demand in the premium class residential real estate market amounted to more than 353 thousand square meters by the end of 2021, while the share of apartments was 73%, and the share of apartments in the demand structure was 27%.

The structure of demand by districts

In the structure of premium and elite class transactions among new buildings in Moscow for the purchase of apartments, the largest share has traditionally been projects in the CAO and CJSC — 39% and 33%, respectively.

In terms of apartments, the largest share is also expected to fall on the CAO - 38%. Further, the structure of transactions by territorial affiliation is somewhat different from the situation with apartments. The second place in terms of transactions (27%) in 2021 was taken by the CAO, due to the registration of transactions in the SLAVA project. The share of CJSC is slightly less – 24%.

Demand structure by area

In the structure of demand by area, the largest share was occupied by apartments and apartments from 50 to 100 sq. m. The second most popular demand is for apartments from 100 to 150 sq. m., and among the apartments in second place is a small-cut layout with an area of up to 50 sq. m.
